Median condo price up 45% from last year

Flagler County residents sold about the same number of single-family homes in August this year as they did in August last year, but they sold them for more.

The 186 existing single-family homes sold in the Palm Coast/Flagler Housing market in August sold for a median sales price of $145,000, 16.5% higher than the median sales price in August of last year, according to housing data released Thursday from Florida Realtors.

Townhouses and condos did even better. They brought in a median price of $165,000 this August, 44.8% higher than August last year. The total number of condos and townhouses sold, 42, is 23.5% higher than the number sold this time last year.

“It’s definitely a seller’s market,” said Honora Giumenta, franchisee of Exit Realty in Palm Coast. “We’re seeing more offers for homes on the market. We have buyers right away.”


Statewide

Single-family home sales are increasing across the state: 20,933 existing single-family homes sold in Florida in August, an increase of 12.5% from August of last year, according to Florida Realtors.

The median price of those sales, $186,000, is 18.6% higher than the median statewide sales price in August last year.

“August is the 20th month in a row that we’ve seen the statewide single-family home median sales price increase year-over-year,” Florida Realtors President Dean Asher said in a news release. “Both sales and prices demonstrate that Florida’s housing market is growing and continuing to gain strength."

Statewide sales of townhouses and condos also increased: 9,491 were sold in August, a 6.3% increase from last year. Their median sales price, $130,000, is 25.2% higher than the median sales price in August of last year.

Florida’s rising sales prices are in line with the national trend, according to the National Association of Realtors.

The median sales price for existing single-family homes in July was $214,000, up 13.5% from the nationwide median price in July 2012. In California, the July statewide median sales price for single-family existing homes was $433,760. It was $241,947 in New York, $350,000 in Massachusetts, and $286,758 in Maryland.

The national median price for existing condos in July was $209,600.
