Chick-Fil-A, RaceTrac construction projects on the way

The Chick-Fil-A slated to take over the old Perkins restaurant site on Palm Coast Parkway is “very close” to the final approval that will let it break ground, city of Palm Coast building officials said.

The restaurant is one of a number of major construction projects planned around the city.

“Planning is getting busier,” said city of Palm Coast Planning Manager Ray Tyner. “We’re very encouraged by the growth, and it’s a very positive trend.”

Chick-Fil-A is has been issued a development order, and can now apply for a building permit.

The 4390-square-foot restaurant will seat 100 people, with room for eight outside.

The new restaurant will bring the 1.5-acre site up to the city’s current landscaping code — Perkins had been grandfathered in under an old one — with 12 trees being removed but 52 new ones planted, as well as hundreds of shrubs.

Commercial building, RaceTrac service station in the works

A RaceTrac service station has also applied for land on State Road 100 at the corner of Seminole Woods Parkway, and the city is reviewing its site plan.

Another planned project is a 6,000 square-foot commercial retail building that would front onto Central Avenue just east of Publix.

That project has received a development order and is waiting on a building permit.

New apartments, condos planned

The city’s staff has also issued a development order for a new 73-unit apartment near the Target shopping center on State Road 100.

The planned apartment complex, called Palm Coast Landings Apartments, would consist of one four-story main 61-unit apartment building and six two-unit “carriage buildings,” two-story structures with garages on the ground floor and living spaces above.

That project, staff said, could start horizontal construction in the next month or so.

Another project is planned to the east on State Road 100, this one a condo called Flagler Pointe that would be built behind the Winn-Dixie building. That project isn’t as far along, but the applicant has submitted a site plan, city staff said.
