ICI Homes is purchasing five land tracts covering more than 190 acres in the Town Center at Palm Coast. The Daytona Beach-based homebuilder plans to build townhomes and single-family homes on approximately 80 acres in the master-planned community.
The plan is to build 324 new residences comprising 111 townhomes and 213 single-family homes on 50-foot-wide home sites. Community amenities will include a pool, fitness center, outdoor picnic area with barbecue grills and access to walking trails. Of the 190 acres, 80 are available for residential building and the remaining will be designated as permanent green space.
The Town Center, developed by Palm Coast Holdings, an Allete company, is a mixed-use community north of State Road 100 and east of Belle Terre Parkway. The 1,557-acre development combines business, residential, parks, government and retail use. When finished, it is expected to include nearly 3,000 residential units, 2.2 million square feet of commercial space and 1.4 million square feet of office space. The Town Center is located near a hospital, county airport and high school.
“The Town Center will be the home of our third sales center in Palm Coast as we continue to expand into the market,” said Tom McCall, chief operating officer, in a press release. “ICI Homes has a strong presence and momentum in Palm Coast because we are very committed and bullish on the area.”

Skyway Builders received the two most expensive permits for single-family homes last week in the city of Palm Coast.
Skyway will build a home at 16 Bluejack Court for $455,000 and a second home at 1 Sea Garden Path for $348,000.
Holiday Builders pulled three home permits (128 Wood Haven Drive, 137 Park Place Circle, 135 Park Place Circle), as did Dream Finders Homes (112, 106 and 100 Spoonbill Drive). Seagate pulled two permits (118 Park Place Circle and 18 Birchwood Drive), and Humbert Builders one at 26 Seamanship Trail.
Flagler Habitat got two permits to begin homes. A single-family home at 19 Riviera Drive will cost $164,000; another at 47 Pine Crest Lane will cost $159,000.
In total, 13 single-family permits were awarded by the city this week.
