If the City Council agrees with the Planning Board’s recommendation, a 17.5-acre triangle of land that is currently zoned for multifamily homes would be rezoned to allow for 50 single-family homes, on Londonderry Drive about 800 feet north of Matanzas Woods Parkway.
The Planning and Land Development Regulation Board held a community meeting April 12, with all neighbors living within 300 feet of the proposed Matanzas Lakes development having been invited to attend. One resident attended; others made phone calls. Residents were in favor of the change, according to the staff report.
The Planning Board, which noted that most of the rest of the neighborhood is already zoned for single-family homes, approved the proposal on April 19, sending its recommendation to the City Council, which is scheduled to have two hearings on the subject: one in May and one in June.
In 2007, a developer proposed a 120-unit condominium, but it did not move forward for a variety of reasons, according to the staff report.
The Matanzas Lakes proposal also includes sidewalks and recreation areas. There would be one entry point, and it would be via Londonderry Drive.
