Council approves plan to add 52 single-family lots in the King's Landing Subdivision

The subdivision will be developed without extending Forest Troll Drive and Westport Drive into the proposed subdivision.

Plans for Phase 1 of the King's Landing Subdivision, which would include an additional 52 single-family lots, were approved in a 5-0 vote during the Tuesday, Dec. 5, Port Orange City Council meeting. 

The 17 one acre lots and 35 20,000 square foot lots would be an addition to the already approved 19 one acre lots and tracts of land, designated for common area and preservation of specimen trees.

The property, located on the east side of Hensel Road, between East Hensel Hill Drive and Hills Boulevard, would not extend Forest Troll Drive and Westport Drive into the subdivision. 

According to the agenda item document, if Forest Troll Drive was extended into the neighborhood, a 36 foot historic oak tree would have to be removed. 

There would be a total of 71 residential lots. A 10’ foot landscape buffer is also planned to be constructed along Hensel Road. 

Vice Mayor Bob Ford said he supports closing off the roads. 

"Areas like that that are cut off tend to have less problems with crime and break-ins and the like," Ford said. 

Councilman Drew Bastian said that while this does make it harder for fire engine access, the multiple entrance and exit points will help. 

A Traffic Impact Analysis by Lassiter Transportation Group indicated that the city should expect an additional 656 vehicle trips per day due to the subdivision. The report also showed there would likely be a minor impact to the Devon Street/Taylor Road Intersection project once the subdivision is completed.

"As we develop, as we grow, which is a good thing, I still will always seek to protect the character and quiet integrity of the neighborhoods," Councilman Chase Tramont said.
