Two ordinances to rezone the 2.43 acres that RaceTrac sits on at 1521 N. U.S. 1 from a highway tourist commercial property to a planned business development were approved unanimously by the Ormond Beach City Commission May 2.
According to Planning Director Ric Goss, the gas station needed the rezoning approved to upgrade their facility. Improvements include a striped canopy, additional signage and landscaping.
The city’s planning board recommend approval after voting five to one. Goss told city commission that the vote against had issues with the signage and the fact that the gas station didn’t have a landscaping plan at the time. One has since been submitted.
Zone 1 City Commissioner Dwight Selby said he saw one of the renovated RaceTrac gas stations in St. Petersburg and expressed his excitement about the project.
“It’s a great improvement to your site,“ he said. “The outside seating area would be very nice. I’m a pretty regular customer so I appreciate it.”
