Could new townhomes be coming soon to Ormond Beach?
At its meeting at 7 p.m. Feb. 18, the Ormond Beach Planning Board will be considering a rezoning and comprehensive plan land use amendment for a proposed 18-unit townhome project at 1190 W. Granada Blvd.
According to the meeting agenda, Engineer Realty LLC is seeking a future land use designation change from “Open Space/Conservation” to “Medium Density Residential,” as well as a rezoning from SE (special environmental) to R-4 (single-family cluster and townhouse).
The 2.81-acre parcel is located to the south of Yoon Way and used to be owned by the Florida Department of Transportation, which meant to use the property as a borrow pit, according to the city staff report. The property was originally zoned for residential use.
In 2018, the city was notified that FDOT was selling the property, and “a range of uses from medical office, office and residential have been considered “ by interested buyers, the report states. The city’s weekly staff report indicates the sale of the property by FDOT is still pending.
If built, the residential townhomes would be similar to the existing units within the nearby Trails South 40 development.
