An oceanfront home in Ormond Beach sold for $4.5 million on Friday, April 1, becoming the highest per-square-foot sale in the area to date.
Bill Navarra, who is the broker and owner of Realty Pros Assured, sold 301 Ocean Shore Blvd. for $750 per square foot, a figure he said is 50% higher than other oceanfront estates sold to date. The three-story home fronts the no-driving beach section in Ormond, spans 5,998 square feet, and has a fireplace, four bedrooms, four-and-a-half baths and a pool. It was built in 2020 by luxury home builder Viscomi Construction and was designed by Ormond Beach architect Ben Butera.
The property was on the market for about three months until a cash offer was received and accepted. Navarra believes it is a sign that Ormond Beach is beginning to be discovered.
"It's definitely an indication that we're trending upwards and another indication that people have realized what a true diamond Ormond Beach, Florida is," he said. "We've had five oceanfront sales over the past year and a half in that most desired location of Ormond Beach."
Some of the notable features of the home include a four-car garage with glass paneled doors, 22-foot ceilings, a kitchen overlooking the ocean with a large center island, a pool, a linear fireplace in the living room and a glass walled suspended walkway on the second floor. All of the bedrooms are "suites," with their own bathroom, and the third story is home to the owner's suite. The home was designed to maximize ocean views from every room.
"I've been in many, many amazing homes in our area, and this is probably the most stunning of them," Navarra said.
