A neighborhood meeting will be held on Thursday, Jan. 18, to discuss a preliminary plat for the upcoming Tattersall at Tymber Creek residential development.
The Ormond Beach City Commission approved a development order via a 3-2 vote for Tattersall in October 2022. The developer, homebuilder James Paytas, of Port Orange, aims to construct 129 single-family homes on an 84-acre property located at the northwest corner of Tymber Creek Road and Airport Road.
The Jan. 18 neighborhood meeting for the development will take place at 6p.m. at Hampton Inn, located at 155 Interchange Blvd.
The plans approved by the City Commission in October 2022 marked the fifth time a developer had brought the city a proposal to build homes on the land, which contains a channelized wetland known as Groover Branch.
The first proposal for the property was approved by the commission in 2006 as a 68-lot subdivision. The project was never built, and in 2013, that developer asked the city to approve a site plan with 163 units, which was denied.
In 2018, a 144-lot subdivision proposal was denied. Then in early 2022, Paytas approached the city with a site plan proposal for 143-homes, which was also denied.
Concerns about density, traffic, flooding and lack of road improvements on Tymber Creek Road were among the reasons for each of the previous denials.
The 129-lot proposal was favored by the majority of the commission in 2022 due to the preservation of 38.5% of the land and density of 1.53 units per acre.
The Ormond Beach Planning Board will meet at 6 p.m. Thursday, Jan. 11, at Tomoka Christian Church, located at 1450 Hand Ave., to discuss a rezoning of the 147-acre former Tomoka Oaks golf course property.
Developers Carl Velie, Ray Barshay, Sheldon Rubin and Emily Rubin seek a rezoning from Planned Residential Development to R-2 “Single-family low density,” which could allow for the construction of over 300 homes.
The Planning Board will also consider preliminary plats for Fountain View, a 137-lot subdivision, and Bradford Park, a 180-lot townhouse subdivision. Both are located west of Plantation Oaks Boulevard.
The board will also elect its chair and vice chair for the year.
